The Highest Demand Neighborhoods in Sonoma County for Luxury Buyers

Luxury in Sonoma County is not a single aesthetic or price point. It is a feeling. And depending on your priorities, that feeling lives in very different places across the county.

Fountaingrove, Santa Rosa. This hillside community sits above the city with sweeping views of the Santa Rosa Plain and beyond. The estates here tend toward the contemporary, with large lots, high-end finishes, and strong community standards. It remains one of the most prestigious addresses in the county and hosts the location for the Fountaingrove Golf Course, a members only country club offering a golf course, tennis and pickleball courts, fitness facilities and dining. Close distance to Kaiser Hospital.

Wikiup, Santa Rosa. Tucked into the hills northeast of downtown Santa Rosa, Wikiup offers privacy, custom architecture, and views that rival anything in wine country. Properties here rarely disappoint, and the neighborhood's established character makes it a strong long-term hold. Nearby community amenities include Molsberry Grocery Store, Wikiup Tennis and Swim Club and Luther Burbank Center for the Arts. It's also close to Sutter Hospital, and John Ash restaurant.

Healdsburg Plaza Area. Walkability is the luxury here. Properties within a few blocks of Healdsburg's famous plaza put world-class restaurants, tasting rooms, and boutiques at your door. Inventory is extremely limited, which keeps values resilient.

Dry Creek Valley, Healdsburg. For buyers who want acreage, vineyard adjacency, and a country estate feel without complete remoteness, Dry Creek delivers. The road itself is one of the most beautiful drives in Northern California.

The East Side of Sonoma. The east side of the Sonoma Plaza is among the most coveted micro-markets in the county. Larger parcels, historic character, and proximity to the plaza define this area and keep demand consistently strong.

Glen Ellen. The definition of discreet luxury. Buyers here tend to prioritize privacy, land, and a connection to nature over urban amenities. Several properties in this corridor offer strong short-term rental income potential as well.
